OUED GHRIFA
A 7.6 ha property for further development on the beach 29 km west of Tanger Airport

General Description

The coast from Cap Spartal, just west of Tanger and near to the International Airport until Asilah is some 32 kms of sandy beach. However the only private land, the rest being owned by the government, extends solely from Briech to Asilah a distance of some 5.2 kms.  This private land is split up into hundreds of small holdings passed down to various members of families through the adoption of Napoleonic law.

Apart from Oued Ghrifa there are no properties of a size sufficient for development potential or within the urbanisation area of Asilah.   The "Agence Urban" in Tanger will be able to certify that under their preplan the property will be granted a planning density of 30% to 35%.

Asilah
Asilah Asilah, some 2 km away, is a truly charming town built originally as a Portuguese sea port. There is an excellent yacht harbour and all facilities including banks and four excellent restaurants. There is a very colourful weekly market around the wall of the old medina (castillated town) and excellent shopping.

Tanger which is only some 15 minutes away on the new motorway, has benefited from very substantial development investment largely through the interest which the new king has taken in promoting Northern Morocco.

The new trans-shipment container port located east of Tanger and which rivals Rotterdam and outstrips Algeciras is due for completion in 2007, thereby freeing up Tanger port exclusively to tourist traffic.

The once horrors of entrance and exit into Morocco through bureaucratic excess and inefficiency are now passed and sailings on the new Seacats from Tarifa to Tanger take only 40 minutes and sail every two hours.

Tanger has once again become an international town and has a large number of excellent restaurants and watering holes. Alcohol is readily available.

And for the golfers there are now a total of two well maintained courses with green fees a fraction of their Spanish equivalents.

Last but not least the International airport is opening up to flights from throughout Europe, London being only 2½ hours flying time, and licences have been granted to several low cost airlines.
